Is this legal to build from public records?
Yes — code violations, rental licensing, and eviction filings are all public record in Philadelphia. LandlordEye connects records that are already public and searchable individually; it doesn't add any new data that wasn't already on file with the city or courts.
Does a filed eviction mean the tenant was at fault?
Not necessarily — a filing is one data point, not a verdict. Cases get withdrawn, settled, or dismissed for reasons unrelated to tenant wrongdoing. How does LandlordEye connect properties owned under different LLC names?

What counts as a "current" rental license?
A status of "current" means the property is properly registered with the city to be rented, based on the latest available licensing data. A lapsed or missing license is a compliance gap worth asking about directly, not necessarily a sign the unit is unsafe. See Checking Violations and Licensing Status in the Knowledge Base.
Can a landlord see that I searched them?
No — LandlordEye is a one-way lookup over public records. Searching a property or landlord doesn't notify them or share your identity, the same way looking up the same records directly through the city wouldn't.
Is LandlordEye only useful for renters checking one address?
