Reading an Owner Profile

An owner profile is where LandlordEye's real value shows up: every property connected to one landlord, with violations, licensing, and eviction filings laid out side by side.

What's on a profile

Once you open an owner, you'll see the full list of properties tied to their name or company, plus three connected signals for each: open and historical L&I code violations, current rental license status, and public eviction filings from the past 12 months.

Portfolio-wide pattern detection

The reason a profile is more useful than checking one address at a time is pattern visibility — a single open violation on one property might be nothing, but four open violations spread across three of eight properties in the same portfolio is a different story. LandlordEye shows both counts together so you can judge whether an issue looks isolated or systemic.

Reading the eviction count

A profile shows how many eviction filings a portfolio has on record, but a filing count on its own isn't a verdict on any individual case. See Understanding Eviction Filings for what a filing does and doesn't tell you.

Frequently asked questions

Does a higher violation count always mean a worse landlord?

Not necessarily on its own — portfolio size matters too. A profile with 8 properties and 4 open violations reads differently than one with 2 properties and 4 open violations, which is why LandlordEye shows violations against the size of the portfolio, not just a raw count.

Does the profile show properties an owner has sold?

Profiles reflect current public ownership and licensing records as filed with the city; a sold property would move to its new owner's profile once city records reflect the sale.

Can I see this level of detail for a single property instead of a whole portfolio?

Yes — searching a specific address surfaces the same three signals scoped to that one property. See Searching an Address or Landlord.
